This policy explains what information Ben Ratner, a broker with Real Broker, LLC ("we," "us"), collects through benratnerrealtor.com, the Deal Engine and the investor portal, and how we use and protect it.

Information we collect

• Contact details: name, email, phone number.
• Investment criteria: target markets, property types, price range, rehab tolerance, loan type, down payment, return targets, timeline, experience and notes you share.
• Portal activity: deals you view or mark Interested, Maybe or Pass, comments, criteria changes and requests you send to Ben.
• Agreement records: when you accepted these policies and the version accepted.
• Technical data: IP address, browser and device type, and pages visited, collected through standard website logs, cookies and analytics.

How we use it

• To build and run your Deal Engine portal and find properties that match your criteria.
• To respond to you and follow up about properties, showings, offers and financing.
• To send marketing about real estate and investment opportunities, if you've agreed. You can opt out anytime.
• To introduce you to a licensed agent outside Illinois, with your permission.
• To keep records required of licensed real estate professionals, prevent fraud and spam, and improve the Services.

How we share it

We don't sell your personal information. We share it only:

• With Real Broker, LLC, our sponsoring brokerage, for supervision and recordkeeping.
• With service providers that host the website, store data and send email, solely to operate the Services.
• With an out-of-area agent, lender or other professional, when you ask us to connect you.
• When required by law, or to protect our rights, users or the public.

Text messages

Mobile numbers and text-messaging consent are not shared with third parties for their own marketing. Reply STOP to opt out or HELP for help.

Your choices

You can update your criteria in your portal, opt out of marketing at any time, or ask us to access, correct or delete your information by emailing ben@benratnerrealtor.com. We may keep records we're legally required to retain.

Retention and security

We keep your information while your portal is active and as long as needed for legal and brokerage recordkeeping. We use reasonable safeguards, including encrypted connections, access controls and private accounts, but no system is completely secure.

Children

The Services are intended for adults 18 and older. We don't knowingly collect information from children.

Changes

We'll post any updates here with a new effective date.
